A small (750 square foot) house in Caspar (conveniently located between Fort Bragg & Mendocino). Open plan, 1½ bath with tub. Perfect for one or two persons. Two levels, spiral staircase by Gene Parsons. Unfurnished (except kitchen cabinets and appliances. Furnishings shown belong to a previous tenant.) The view from the second level (and the bed) is across an expanse of meadow (State Reserve) to the ocean – one of the best views in Caspar. Sliding glass doors admit plenty of light and give access to a small southside deck. We await a sunny day (real estate weather!) to retake the pictures, but through the two right hand windows one sees ocean; through the left hand windows, Caspar Point across the Anchorage. |

The first level's tiled hydronic floor is a cement slab with piping in it for circulation of heated water. The primary heat source for the house is water heated with solar panels and pumped with solar electricity through the hydronic floor – very comfortable and inexpensive. The cottage is extremely well insulated (R35 or better) and in winter can easily be kept warm with an electric heater. |
Entry is on the cottage's sunny south side. Photo taken on a rainy day. The view is across Caspar Headlands State Reserve to the rocks off Caspar South's point. We often see whales and migrating flocks of birds passing by. |
Compact chef-designed kitchen, fuel-saving instantaneous water heater, cast-cement sink surround with double tub stainless sink and restaurant-style stainless steel counter tops. Two of the bright spots (lights) on the ceiling are solar tubes providing sunlight during the day. |
Hardwood open plan second level is reached by a spiral staircase. The living area is buffered from the street-side of the house by a half-bath with space for a small washer/dryer and the closet. Water is a challenge here (as everywhere in California) so laundry and water usage are monitored and conservation is strongly encouraged. |
Caspar beach is an easy 10 minute walk across the Reserve. The Cottage is west of the westernmost road. The Headlands are a recovering industrial site, the lumberyard for Caspar Lumber Company, closed in 1955. It's right in the middle of a village with a rich history, presently focused on restoring a sense of neighborliness and interdependence. Landlord and lady live on the property, and, with their daughters, built the cottage. There are three other rental units on the property, and the average tenancy is 30+ years. This is a stable little compound within the larger, very friendly, Caspar community. Caspar Community Center is right across the street. The Solar Cottage has had only two tenants in its 14 year life; the departing tenant is leaving only because her life is taking her away. This is a rare find!
