This generously sized (~1,200 square feet), just renovated, flat occupies the entire second floor of an original (circa 1880s) “Superintendent’s House” in downtown Caspar (conveniently located between Fort Bragg & Mendocino, west of the first public road).

UtilitiesOur water comes from a well, and is deliciously pure ...and limited. Water is metered and over-use in times of drought is subject to the cost of trucking in water. Cooking and water heating is with propane. The apartment enjoys excellent solar gain; space heating is with an electrically powered heat pump; during the coldest days during the winter of 2018-19 the apartment stayed surprisingly warm and electricity (including power tools) cost less than $50/month. Cellular service in downtown Caspar can be spotty. High-speed Internet is available via Comcast, Starlink, or Further Reach. Carbon Footprint & Embodied EnergyDuring the renovation, we have worked hard to preserve “yesterday’s best” (beautiful straight-grain fir flooring in the eastern rooms) while providing the comfort of modern materials and appliances (double pane windows throughout, a state-of-the-art heat pump heating/cooling system, new bamboo floor in the Great Room.) Every effort has been made to keep the unit hypo-allergenic and authentic by using salvaged wood, not painting minimal new wood, and employing products that will limit out-gassing and toxics in the indoor atmosphere. |
HistoryThe flat is the entire upper floor of an old (1884?) building, originally a four-square lumber mill superintendent's house repurposed in the 1930s, we are told, as a hotel. In the 1980s we moved here and started working on the solid old building, adding modern wiring and plumbing and a perimeter foundation and an upstairs Great Room to take advantage of the ocean view. (Previously, there had been two small windows on the building's west side; the builders aparently feared the ocean and its storms.) The building is now home to a downstairs office and studio apartment, and this upstairs flat that has been as completely renovated as possible, consistent with the building’s honorable old growth Redwood lumber bones. CommunityThe building is part of “the Pottsylvania Campus” that consists of three other rental units and our home. Average tenancy in the rental units is over three decades, and the upstairs flat's previous tenants lived here with us for 36 years. We are a small settled micro-neighborhood right in the heart of the welcoming and inclusive Caspar community. We are looking for similar folks who will appreciate this place's very special qualities, and will be remaining with us for a long time. |
